We have recently purchased a building that we will be renovating into a loft condo. We will be having the contractors build a dedicated home theater, approximately 17'x11'x8'.

We have had a projector for a number of years but not a dedicated theater. We would like to have 2 rows of seating, one on a riser.

Is this possible in this size room? We would prefer some of the nice theater seat/recliners also, and then some floor seating in front of the first row.

Also, more importantly and probably a stupid question, since we will be using a construction loan for the renovation, what things can we purchase with the loan and what do we have to purchase ourselves? Can in-wall speakers, wiring, seating, on-wall mounted projector be purchased with the loan?

You are probably around the minimum for size if you want recliners. You need to do a LOT of reading on here before you get to far into your planning. as for the loan, I think you would have to ask your lender, it would depend on the type of loan I imagine and should be spelled out in your contract.

There is a great deal to consider when doing a home theater including sound isloation, acoustics which is different, type, size and aspect ratio of the screen you are going to go with, if you want to go constant image height or not, distance of seating from screen and so height of risers, best type and placement for speakers.

If you are having contractors build it be sure you know what is neede first as most contractors do NOT know. and you may end up spending a lot on things you will need to redo or rip out.

A row of 3 recliner seats is going to be about 105" or so. That would leave about 27" between the wall and seats if the seats are shifted to one side of the room. So it would be tight.

17' is also kind of short for 2 recliner rows, unless you will tolerated the front row being fairly close to the screen and the back row against the wall. A floor plan always helps forum members give you better advice. If you have one, post it.

I assume you are in carolina from the name. North or South?
