Building a home theatre in my new town home. There will be neighbours on both sides and I was wondering which way should I be pointing my fronts? Towards the "unfinished low headroom" or place fronts on that wall?

Goal is to minimize possible complaints!

Also any thoughts on sub placement in a room like that? I will be placing my 5.1 set up dead centre of that room.

Thanks!

Is it just drywall between you and the neighbors? Or is there brick or something? I'm not too familiar with townhomes.

Drywall and insulation. No brick.

Placement of equipment is not really a factor, but it's the levels you listen to will ultimately determine what your neighbors hear.

Best to do a sound test from inside your neighbor's condos. Only then will you know how the sound translates from your condo, and you can get direct feedback from your neighbors on what's acceptable.
