Best use of space?

I'm having a new house built, and I am incredibly excited about the idea of finishing the basement, especially after seeing all of these threads.

I wanted to ask if anyone would mind helping determine (offering opinions) the best use of my space?

The things I want are:

1) Theater area with 3-6 seats (would sacrifice a second row of seating if it meant I could do kinect\xbox stuff in the same area)
2) Pool table area (I saw someone on the boards put a cool bench over a sump pump, and Im eyeing that space for something similar.
3) Home office area - Just room for a single modest sized desk

We're adding the rough ins for an additional bathroom, which by default, are just to the right (east) of the Furnace\WH)

WAF increases exponentially with that bathroom included.

Im not overly worried about sound proofing, sleeping spaces will be seperated by a floor. Im perfectly happy with one big finished space that's wide open, but controlling lighting would probably suck for that.

I plan on recruiting friends to help with as much as the work as possible, but this project is going to come much MUCH later.

Thanks for reading!

13' x 16' is the space needed for a 7 foot pool table. So what if you had a table by the steps then an entrance to a theater then a wall separating the equipment / office area from the theater?

You know, mentally, I'd been STUCK on that east wall being my screenwall\theater area, that I failed to even consider that.

I just thought of that since its not as nice to walk through an office to go through the game room to walk to the theater without having to go to the office. Also placing it there will give you tons of space to store the equipment and additional storage as well as have an office space for yourself. Basically it'll be a false wall.
