We are in the getting ready to break ground stage and we are finding some issues with the current location of the theater next to the mechanicals room. Because of the location of the room and the size of room, we are putting it under the master suite. This means some runs of HVAC and plumbing will need creative planning to find a way to run them in a soffit that fits the room.
I cleared this with my architect and builder, but now the HVAC guy is throwing some monkey wrenches into what I thought would be an adequate 18-24" X 10-12" soffit around the room borders. Great place for small can lighting. The unsoffited area of the room is 9 foot ceiling.
My plan B is to put the theater under the garage that will have a spancrete floor construction. The downside to this is not centrally located and will make for some long runs for whole home audio and the control systems. The upside is the ceiling heights will still be pretty good - 8' plus. I imagine that there are challenges with acoustics and that this will not be a shortcut. Will have to frame out walls and ceiling just like conventional under home room.
If you had the choice of doing a theater in a concrete enclosure under the garage, or building out under the house - what would be your preference and why? pros and cons of both options? Pitfalls and concerns?
