Suggestion needed, before my in-laws screw this up!

Flat screen solution for cable and DVD use.

It's a second floor great-room at the beach, *rental property*, free standing on a corner cabinet, typical viewing distance 8-12 feet. Room can get quite bright during the day.

Need integrated good 2-channel audio, no surround config or AV receiver planned.

I prefer to spend extra for good quality that lasts, but, again, this is rental property so you know what can happen. Nonetheless, I don't want broken buttons and a washed-out screen in 3 years. Don't need anything too big, but I just don't know the relative quality-to-price of today's brands. (I'm still watching my 2003 42" Panny commercial plasma quite happily, still bright w/ good blacks).

AVS is my idea place - any help appreciated! Thanks!

FWIW, would look for the least expensive 46" - 55" LCD I could lay my hands on.

Preferably a ccfl back-lit panel, with enough depth to accommodate half-way decent built-in speakers - either that or add in a cheap self-driven sound bar, having saved enough on the purchase price of the tv itself to make than an affordable option....

That's helpful, thx. Figured LCD was appropriate. Sound is critical, lots of elderly recurring renters.

If there is a best buy near you they are having a pretty big sale on last years stock. You might not need a smart TV but some renters may appreciate. And it is a pretty big discount. They are almost out of stock but its a solid in expensive option.

I'd recommend an excellent Samsung model LN46D550 - a CCFL backlight model with decent internal speakers with good equalizer adjustment.
