Ultimate Matrix issue with last disc

Hi, new member to the forums here. I have a XBOX 360 HDDVD player and everything was ok until I tried to watch the last Matrix movie. The disc looks fine(no scratches etc) but it wont load, shows an unreadable disc error on the screen when I try to play the movie. Do I have a software issue or is it a disc issue? every other matrix movie or any other movie I have works fine. Thanks.

try cleaning disc (even if new) w warm water, dish soap, dry carefully. usually it helps.
