Monoprice 1x4 HDMI Splitter CatX solution kit any good?

Like so many others, I'd like to distribute A/V from a STB to TV's in bathroom & offices. Runs are 45', 55', 60' and 80'. One possible and easy solution is:

Along with some 100' 24awg ethernet cables. Cost wise it's a pretty cheap solution (too cheap?). Has anyone used it? Know how well it works? How closely sync'd would audio be on all of the TV's?

Audio sync between the displays will be a function of each display, not the splitter. Cable length deltas are inconsequential (speed of light and all that)... If the TVs are same brand/model (or similar in the product line), they'll probably be fine. Ones from different makers, or different model years / families, may not sync so well. But if they're in other rooms, it's no big deal.
