HDMI and IR in another room

I have a Tivo that I want hooked up in another another room.

Right now I have it hooked to a older TV via Component and I would like to hook the HDMI up to a LCD panel in another room. If I had t guess the length of the run I would say it was 40 feet. I'm not too concerned about what method, but was thinking HDMI over CAT5e/6 w/ IR also. I don't know the quality is with this method or if there is a better method.

Price wise, I'm pretty much ok up to a $500 solution if it is more future proof so I could extend it out due to moving or something....

I would also look at a more expensive future-proof true distribution method that would allow me to move my A/V components toward a true long term solution.

One thing to point out is I have conduit throughout the house so I can pull cables where needed (3/4" conduit).

Thoughts?

The Monoprice HDBaseT solution would get you everything for under $200 using a single cat5e. That would probably be the most trouble-free solution.
