Running wires in newly purchased house (townhome / townhouse) with in-floor radiant heating -...

Hello! I apologize if this isn't the correct forum, I wasn't sure if this should go in Home A/V Distribution, Dedicated Theater Design & Construction, or General Home Theater & Media/Game Rooms, but from what I've been reading this seems like the likely place.

I have been doing a lot of reading and searching and am not finding the exact information I'm looking for. I am looking to run HDMI/IR/Speaker cable from point A to point B. I've had someone that does home theater installations come out and quote me for the install and the cheapest/easiest solution proposed would be running flat Cat6 and speaker cable underneath the carpet then using a balun to go from Cat6 to HDMI. I was thinking I could run a 2nd Cat6 cable to provide IR signal, but from everything I've read running cables under the carpet just isn't a good idea due to foot traffic damaging the wiring over time.

The townhouse is 3 stories and there is no accessible attic. There is in-floor radiant heating on all floors and steel I beams were likely used (which may or may not matter?). Unfortunately the only setup that will work for my situation appears to be mounting the TV above the fireplace. There does not appear to be any sort of direct path from A to B aside from the baseboard/trim, and I would imagine a channel would need to be cut out behind this for the cables to be run.

The in floor radiant heating proposes the issue of I have no idea what is up there and where it is, and I don't know if having wires running where this is will be a good idea.

Would anyone happen to have some suggestions or opinions on running the cables under the carpet or some other way?

Thank you very much for any suggestions. I'm in Seattle if that matters.

Add crown moldings to that room. Fish the wires up the walls, poke out behind where the crown molding will cover it, and run around the room behind the molding. Back into the wall and down to the TV location.

Thank you I'll look into that option. Are there any suppliers that offer crown molding with a built in channel behind?
