This sounds impractical at first glance, but seeing what the op really wants I'm not sure it is so impossible. I think the general layout would be two "theater" type rows with 5 or 6 per row up front, and then a largish area in the rear with some combination of more casual seating, perhaps a bar, some tables with four chairs at each dinner theater style, couches, etc. 10-12 up front, perhaps another 15-20 in the rear. Forget about trying to fit everyone in thx ordained seats. The front two rows, sure. The rear... thy should just be happy to be there. Plenty of seats for the serious movie viewing occasions, plenty in the rear for sports and more casual events. Big screen. Probably not going to reach 16ft lamberts but who cares... does anyone really think thee are going to be 30 audio/videophiles in the room? At a Bible study?

Horn speakers... directional, loud, efficient which cuts down greatly on power requirements. 7 channels of good and appropriate horns isn't going to exactly be cheap, but not going to break the budget either.

For space, you'll need a big one. You might could shoehorn this in 20x30, but 25x30 or even 30x35 would probably work better. Would have to play with rear seating options to really get a good handle on that. For height, a middle riser and rear raised area each 7" above the previous is less than 2 feet extra height. Aim for 8 foot ceilings in the rear and you need 10 foot ceilings in the space to start. You could even cheat that a bit, 6" risers, giving a more open feeling 8.5 feet ceiling in the rear of that big space.

So you're looking for a house with a very large unfinished basement area with ~10 foot ceilings.
