New House Build - Need 24x23 Basement Layout Advice for Theater

Things are moving fast and it looks like we are building a house. I would like to convert the basement into a theater at some point in the future. The objective is to address any potential issues before the house construction phase. We are meeting with the builder this Friday and your assistance is appreciated. Apologies for being vague on equipment but no plans at this point. Projector setup and maybe $15-20k on gear (?).

Attached is the layout with some basic dimensions. Some clarifications:
  • I have started to read the "What I would do differently" thread and am going with 9' ceilings.
  • The small rectangles are 3"D support poles and can't be moved.
  • The Optional Powder Room AND the wall with the red "X" will NOT be there.

Questions:
  1. The wife wanted a slide out and 3 windows on the North wall (for light if not watching movies and resale value). I talked her down to one door and two windows. There is also the egress window, not sure I can move. I planned on using ASC Window Plugs or similar. We have neighbors to the West but none to the North or East. Acceptable solution?
  2. I'm guessing there is no good way to soundproof a slider? Am I ok with a standard door opening for chairs? Will the steel exterior door need soundproofed?
  3. I want to have them add rough-in to plum a powder room or full bath. Add at A or B? My gut is B.
  4. I may have to cheat the theater to the south to do two rows of 4 to account for the support pole? Big deal?
  5. Assuming the equipment rack goes in the SW corner? Since there will be no walls I can plan this at a later date?

Any other observations would be appreciated. Just want to make sure that I don't miss anything at this stage of the process. Thanks in advance for your feedback.

That should be plenty of room for a good theater.
