Yep, and the room is clearly not a priority for the owner. I picked $2 - $3 million. I've seen my share of $1 - $2 million homes, and most don't have theaters that nice in size. Once you get past 5 bedrooms builders pick creative names for the additional space. My guess is the room is left over space, minimally dressed as a HT. But for a leftover room to be that size, the rest of the house has got to be pretty big and I bet more impressive when you get to rooms the owner actually cared about.
