My room is 16 x 20 long. I was looking at 2 projectors the Sony VPL-HW30ES or the Epson V11H585020.

The projector isn't the issue its the placement and hanging of the screen. I'm going over the fire place because its never used.

they built a fireplace on the second floor of a house in Texas (dumb idea)

As for the screen I was thinking 120-150 fixed grey. using brackets from the sides of the fire place.

I had a fireplace like that and I helped a guy rip it out to be rebuilt. It took about an hour and was actually built in front of the drywall. My point is maybe you want to take yours out, then build some temporary window plugs turning your front wall into a blank slate.

fire place has to stay. to sell the house

So you are not concerned with soundproofing? If you are not, then build a false wall in front of or on the mantel. And add window plugs as BIG suggested. Make it an AT screen and you will have all kinds of room for your speakers.
